The actual process to get a condo or apartment in Thailand is not very complicated but it is highly recommended to hire a real estate attorney to get you through the process. To start the process two documents are required to be presented – these are a passport and an Exchange Control Form. If, however, a foreigner has opted to buy land in Thailand and has registered a company first, then there is a list of documents to be presented for the property purchase to be initiated. Another note you should take is that upon signing of the purchase agreement you pay a deposit of 10%, which is non-refundable, unless the seller decides to cancel the deal – then he pays back the amount doubled to compensate the other party for damages.
